Should I supply the flooring myself or let the contractor source it?
Both are common in Northern Ireland. Buying the flooring yourself (Carpetright, Magnet, Floors2Go or a local supplier) lets you compare prices openly and choose the exact product, but you take responsibility for ordering the right quantity (with a 10% cut-waste allowance) and accepting the delivery. Letting the contractor source it through their trade account is often slightly cheaper on the product itself and the contractor takes responsibility for any damaged or short delivery. Either way, get the supply route and waste allowance confirmed in writing before signing.
How long does a flooring install take?
For a single-room install, a click-fit LVT or laminate floor is usually a one-day job for a single fitter. A whole-floor refit (downstairs of a typical NI semi) is two to three days depending on sub-floor prep. Glue-down LVT and solid wood take longer because of adhesive cure times. Carpet is generally faster — a full downstairs in NI is a one-day job for a two-fitter team. Always agree the programme in writing and ask about hours per day on site.
Do I need to remove all my furniture before the fitter arrives?
Yes for the room being fitted — everything that touches the floor needs to come out, including white goods on hard-floor installs. Some contractors will move heavy furniture (sofas, dressers, beds) for a small surcharge if agreed in advance. Confirm the moving arrangement in writing before the day of fitting so the squad does not arrive to find an unprepared room.
My sub-floor is uneven. Can it still be fitted?
Almost always, yes — but the prep needs to be quoted separately and honestly. A latex self-levelling screed (often £8–£22/m² in NI) is the standard fix for a concrete sub-floor that is out of level. Suspended timber floors in older NI terraces often need re-fixing or partial replacement of damaged boards before any flooring goes down. Ask the contractor to lift a board and inspect the sub-floor before quoting; any flooring laid over an unaddressed sub-floor problem will fail within months.

The biggest source of flooring callbacks is sub-floor prep that was rushed. A good contractor will lift a board, check moisture levels, and quote for levelling separately rather than promising everything inside one rolled-up labour figure.
