What is a Gas Safety Certificate and does my landlord need one?
A Gas Safety Certificate (CP12) is a document issued after a registered Gas Safe engineer has inspected all gas appliances and pipework in a property. In Northern Ireland, landlords are legally required to have an annual gas safety check carried out and must provide tenants with a copy within 28 days of the inspection. Failure to do so is a criminal offence.
What type of boiler should I choose?
Combi boilers are the most popular — they heat water on demand and don't need a hot water cylinder, ideal for most NI homes. System boilers work with a cylinder and are better for larger homes with high hot water demand. Conventional (heat-only) boilers suit homes with traditional gravity systems and storage.
