Frequently asked questions

How often should my boiler be serviced?
Annual boiler servicing is strongly recommended and often required to maintain your manufacturer warranty. A service checks the heat exchanger, burner, seals, flue and gas pressure — catching small problems before they become expensive failures. Many gas engineers offer annual service plans (£8–£15/month) that include priority call-out.
What is a Gas Safety Certificate and does my landlord need one?
A Gas Safety Certificate (CP12) is a document issued after a registered Gas Safe engineer has inspected all gas appliances and pipework in a property. In Northern Ireland, landlords are legally required to have an annual gas safety check carried out and must provide tenants with a copy within 28 days of the inspection. Failure to do so is a criminal offence.
What type of boiler should I choose?
Combi boilers are the most popular — they heat water on demand and don't need a hot water cylinder, ideal for most NI homes. System boilers work with a cylinder and are better for larger homes with high hot water demand. Conventional (heat-only) boilers suit homes with traditional gravity systems and storage. Your gas engineer will advise based on your home's size, water pressure and usage.
When should I replace my boiler rather than repair it?
As a rule of thumb, if repair costs exceed 50% of a new boiler's cost and the boiler is over 10 years old, replacement is usually more economical. Modern boilers are 90%+ efficient (A-rated), compared to older models at 65–75%. The fuel savings can often offset the cost of a new boiler within 5–7 years, particularly with NI's high gas prices.
Important
It is illegal for anyone who is not Gas Safe registered to carry out gas work in Northern Ireland. Always check the engineer's Gas Safe ID card before allowing them to begin — every registered engineer carries one and you can verify it at gassaferegister.co.uk.
